  • You are responsible under legislation to ensure a hazardous materials register (HMR) is available on site, in some cases. Even if it is private residential building and employees/contractors are entering the building, to carryout renovation/repair works.
  • You are responsible for the safety of any employee entering your property, under the 2012 reforms to the OH&S legislation. Even if it is private residential building and employees/contractors are entering the building, to carryout renovation/repair works.
  • If the Fire protection systems in your property, strata are not maintained to the required standard, you can be fined and insurance may become void.
  • Air Conditioning systems in many cases have statutory requirements for scheduled maintenance. This maintenance can also improve longevity of these systems.
  • Auto doors & lifts, in most cases must have statutory scheduled maintenance program in place. If council auditors attend your site, or if an accident occurs, service history will need to be available and up to date.
  • Test & tagging your power leads, in many situations is required.
  • There are other current protection devices within your buildings, such as Residual Current Devices (RCD's), which in some cases are required to be maintained on a scheduled basis and even installed in some situations, under commercial and private building statutes.
  • You are responsible for providing safe roof access and anchor points for roof maintenance or any other contractors/employees needing to access your roofing systems. If these safety systems are currently installed, they may be required to be inspected and certified on an annual basis. Even if it is private residential building and employees/contractors are entering the building, to carryout renovation/repair works.
